Kingscote Park House is a Grade II listed country house set within the Matara Estate, near Tetbury in the Cotswolds. With origins dating back over 800 years, the house has evolved into a generous and characterful home for larger gatherings, surrounded by 28 acres of rewilded parkland, woodland paths and formal gardens.
Sleeping up to 20 guests across ten bedrooms, the house is well suited to extended family stays, shared celebrations and time together across generations. Period features sit comfortably alongside practical modern comforts, creating a place that feels substantial and welcoming rather than formal.
Dogs are welcome by arrangement, walking routes begin from the grounds, and the scale of the estate allows both shared moments and quiet retreat.
Kingscote Park House offers a variety of reception rooms, allowing the house to feel sociable without everyone needing to share the same space.
A formal dining room seats up to 18 for shared meals, while the main sitting room provides a comfortable place to gather around an open fire. A sunroom opens onto a private patio and courtyard, and a library offers a quieter space for reading, games or television.
The flow of the house suits larger groups well, giving guests the freedom to come together or step away as the day unfolds.
The farmhouse-style kitchen is centred around a five-oven Aga and is designed for group catering. Modern appliances sit alongside traditional features, with generous preparation space and an informal dining area that looks out towards the courtyard and lily pond.
It’s a practical, well-used kitchen, suited to everything from slow breakfasts to larger shared meals.
Ten bedrooms are arranged across the house, each individually furnished and finished with comfort in mind. The layout works well for mixed-age groups, offering a balance of privacy and proximity.
The principal bedroom features a four-poster bed and bay window, while the remaining rooms include a mix of king-size, twin and double arrangements. A ground-floor bedroom offers easier access for guests who prefer fewer stairs.
Bathrooms include a mix of bath and shower rooms, with features such as a clawfoot bathtub and walk-in showers. Toiletries are provided throughout.
Accessibility note: as with many historic houses, floors are uneven in places and beams are low. Most bathrooms are located upstairs.
The house is set within 28 acres of rewilded parkland, including woodland paths, open lawns, formal gardens and an eight-sided labyrinth.
A private courtyard offers outdoor seating and a coal-operated barbecue, while the hot tub sits discreetly within the grounds for quieter moments outdoors. Children should be supervised near water features and open staircases.
Kingscote Park House welcomes well-behaved dogs by prior arrangement. The surrounding parkland provides extensive walking opportunities, including access to woodland paths and nearby sections of the Cotswold Way.
Due to wildlife and public access in parts of the estate, dogs should be kept on leads outside private areas. Please bring dog towels.
